Results Guarantee

You only pay us when we deliver results. We handle all leasing activities upfront — marketing, showings, screening, paperwork, and inspections — and you don’t owe us a dime until a qualified tenant signs the lease.

Leasing Guarantee

If a tenant placed by us breaks their lease within the first 12 months, we’ll find a new tenant at no additional leasing fee to you.

45 Day Rental Guarantee

If we can’t secure a tenant within 45 days of listing your property, we’ll waive one month of management fees — because your time is valuable.

Tri-City Realty Services Pet Guarantee

When a pet is approved through our screening process, Tri-City Realty Services will cover pet-related damages above the tenant’s security deposit, up to $2,000 , at no cost to you. We utilize PetScreening.com to thoroughly verify pet details, vet records, and history before approval. We also handle collection of any additional deposits or pet rent, ensuring your investment is protected.

Our Pet Guarantee means you can confidently say “yes” to more qualified tenants while knowing your property is backed by Tri-City’s protection.

Plan Administration / Eligibility Requirements

  • The Landlord’s account with Tri-City Realty Services must be in good standing and free of any violations of the Residential Management Agreement. Termination of the Residential Management Agreement will immediately end participation in the Pet Guarantee program, and Tri-City Realty Services will have no responsibility for any claims, past or future.
  • The resident must have been placed by Tri-City Realty Services and be on a Tri-City Realty Services lease agreement with a start date of January 1, 2025, or later (or as otherwise designated in writing by Tri-City Realty Services).
  • In the event a resident defaults on rent payment, Tri-City Realty Services will have the sole right and discretion to initiate legal proceedings for eviction.
  • All legal fees or charges for pet damage will first be billed to the resident. Tri-City Realty Services will make reasonable efforts to collect these amounts from the resident on behalf of the owner. If these funds cannot be collected from the resident, Tri-City Realty Services will pay the covered expenses within the program limits stated below.
  • Any amounts owed by the resident for legal fees or pet damage will first be deducted from the resident’s security deposit. Tri-City Realty Services will then pay the owner for any remaining balance due, up to the maximum payout amount. Tri-City Realty Services will have first claim against the resident for any payments recovered thereafter.
  • The maximum payout by Tri-City Realty Services under this Pet Guarantee is $2,000 per lease agreement.
  • All payouts will be made only after the resident has vacated the property and after Tri-City Realty Services has completed the security deposit disposition.
  • Any lease or pet administration fees charged to the resident will be retained by Tri-City Realty Services.
  • This guarantee applies only to pets approved in writing by Tri-City Realty Services and does not apply to unapproved animals. Service animals and emotional support animals, as defined and protected under Fair Housing guidelines, are excluded from this guarantee.
